Severance starts annexation process for 3.668 acres of Berrado land

From the Severance Town Council meeting of

A public hearing is set for Dec. 8 at 6 p.m. to consider whether the proposal meets state and constitutional requirements. Reviews by special districts and local governments would follow before a final council vote.

The Severance Town Council approved starting annexation proceedings for 3.668 acres of Berrado Holdings land in Weld County.

The town attorney said the vote begins the process, with later steps determining whether the property can and should be annexed. The council set a public hearing for Tuesday, Dec. 8, at 6 p.m., or as soon afterward as possible. It will be held at the Severance Town Council Chambers, 3 S. Timber Ridge Pkwy., Severance, to consider whether the proposed annexation meets state and constitutional requirements.

Staff described the property near County Road 90 and 19 as the BHS property, annexed in 2022. A minor-subdivision application would separate a substation for PRPA to acquire, but “a small strip of property was actually left out in the county,” a staff member said. Annexing the strip would avoid leaving a residual county parcel and allow the 20-acre substation parcel to be formally platted. The annexation would not change the property’s planned development, staff confirmed.

After the notice period, special districts such as school and library districts, along with municipalities and the county, would review eligibility, staff said. Development and zoning reviews would follow. The Planning Commission would then review the proposal before it returns to the council for final approval.
