Prime IV Hydration Opening New Fort Collins Location on South College Avenue

Prime IV Hydration & Wellness is opening a new location at 4356 South College Avenue in Fort Collins, according to a commercial building permit filed with the city.

The wellness franchise will occupy 1,358 square feet in a multi-tenant retail center along the South College corridor. The tenant finish includes electrical, plumbing and mechanical work, according to permit documents filed by Hillside Construction of Fort Collins.

Prime IV specializes in intravenous vitamin infusions, hydration therapy and related wellness services administered by licensed medical professionals. The Colorado-based franchise offers memberships and single-service appointments in spa-like environments with amenities including massage chairs.

The new location marks Prime IV's second presence in Fort Collins. The franchise currently operates locations in Fort Collins, Loveland, Greeley and Windsor across Northern Colorado, according to the company's website.

Founded in Colorado Springs in 2017 by CEO Amy Neary, Prime IV has grown to more than 175 locations nationwide with over 300 franchise units sold. The company opened its first franchise location in March 2020 and has since become one of the fastest-growing wellness franchises in the United States, according to franchise industry publications.

The 4356 South College address sits in a commercial strip along US-287, Fort Collins' main north-south arterial. The area features a concentration of retail, service and wellness businesses serving residential neighborhoods east and west of the corridor.

Prime IV's business model focuses on recurring membership revenue and preventative wellness services, with locations typically staffed by as few as two medical professionals. Services include customized IV vitamin drips, peptide therapies and bioidentical hormone replacement therapy.

The South College corridor has seen significant retail evolution in recent years, with traditional shopping giving way to experiential and health-related businesses. Trader Joe's is expanding its South College location by nearly 3,500 square feet, representing a 29% increase in the grocery store's footprint at 3500 South College Avenue.

No opening date has been announced for the Prime IV location. Hillside Construction is serving as general contractor for the tenant finish project.
