Larimer County Property Sales Update - January 2026
Home sales in Larimer County slowed sharply to start the year, even as prices inched up. Single-family home sales in January 2026 were down 32.2% from a year ago (122 sales vs. 180 in January 2025), while the median sale price rose modestly by 1.4% to $549,500. That combination suggests demand has cooled significantly compared with last winter, but prices have not followed suit in any major way, reflecting a market that’s softer on activity but still relatively firm on values.
At the same time, buyers have more to choose from and sellers are waiting longer for offers. Active listings were up 13% year-over-year (1,109 vs. 981), and the typical home took 80 days to go under contract, about 6.7% longer than last January. For buyers, higher inventory and longer market times can mean more negotiating power and less pressure to bid quickly. For sellers, the data point to a more competitive environment where pricing accurately and being patient are increasingly important, even though overall prices are holding slightly above last year’s levels.
