Timnath approves $1.3 million Poudre River land purchase

From the Timnath Town Council meeting of

The parcel is intended for possible County Road 5 expansion and open-space use. Closing is scheduled 60 days after signing, and the sellers may remain for up to 14 days afterward.

The Timnath Town Council approved a $1,299,999 contract Oct. 13 to buy property along the Poudre River for possible County Road 5 expansion and open-space use. The parcel covers approximately 5.5 acres.

The property is south of Harmony Road between County Road 5 and County Road 3, next to town-owned Outlot A in Riverbend 1st Filing. The town intends to use it for open space if the purchase closes, a staff member said. “So long term, this does create some potential great opportunities for park development,” a council member said, citing the need for land for right-of-way movement and the possibility of river access.

The town is evaluating the property for temporary office space until the recreation center opens, a staff member said. It may also consider subdividing the property and selling the residence later. The staff member said the resolution authorizes only the purchase; a later sale would require a different process and resolution.

The contract schedules closing for 60 days after it is signed. The sellers may remain on the property for up to 14 days after closing or end their occupancy earlier with five days’ written notice. Rent and the security deposit are both $0 under the occupancy agreement.
