Larimer County Property Sales Update - December 2025

Home sales in Larimer County slowed sharply to close out the year, even as prices held steady. In December 2025, the median single-family home price was essentially flat compared to December 2024 (about $570,000 both years), but the number of homes sold dropped 20.8%, from 269 sales a year ago to 213 this December. That combination suggests demand has cooled, but not enough to push prices down yet.

At the same time, buyers had more to choose from and more time to decide. Active listings were up 17.3% year over year (from 1,101 to 1,291), and homes took longer to sell, with the median days on market rising 13.7% from 73 to 83 days. For buyers, this means slightly more leverage and less pressure to rush; for sellers, it points to a more competitive environment where realistic pricing and strong presentation are increasingly important to stand out.
