The gain is on the home's last sale the records hold since it was built, over 70 resales; over the 70 held a year or more, +3% a year. Price to value is a sale's price over the county's 2026 actual value, which Colorado's assessors set in the 2025 reappraisal from the market as of June 30, 2024; over 79 sales, new construction left out.
