The gain is on the home's last sale the records hold since it was built, over 85 resales; over the 84 held a year or more, +4% a year. Of these, 1 sold again within a year of the sale before. Price to value is a sale's price over the county's 2026 actual value, which Colorado's assessors set in the 2025 reappraisal from the market as of June 30, 2024; over 101 sales, new construction left out. Left out: 40 sales here with no type of home in the assessors' records, most of them houses sold before the assessor first valued them.
