Larimer County

Condo map expands shared property

From the Larimer County Board of County Commissioners meeting of

The county adopted an amended condominium map that would expand the shared common element at the 1.75-acre commercial-office site at 4007 S. Lincoln Ave. and align the condominium boundaries with lot-line adjustments in the associated amended plat. The draft declaration lists reconfigured Lot 1-B at about 81,858.59 square feet, compared with about 28,832 square feet under the original plat; the added area includes parking, drive aisles, landscaping and other improvements previously in Outlot A. No building, use, utility, parking, landscaping or sign changes are proposed, and unit owners’ allocated shares would remain unchanged. Before recording, the applicant must make corrections required by the county Engineering Department’s survey review. The amendment would take effect upon recording and would not be valid until approved by the Colorado State Controller or designee.

Adopted with the consent agenda (carried, 3-0).
