How to record a beneficiary deed in Larimer County

For people preparing to file one, the county does not provide blank forms; a signed deed can be submitted in person or by mail, with a $43 recording fee per document.

Larimer County lists beneficiary deeds among the documents it typically records. Its flat fee to record a deed is $43 per document.

Here's where to get a form, what to check before filing, how to submit a deed and what recording costs.

Where can I get a blank beneficiary deed form?

The Larimer County Clerk and Recorder does not provide blank forms of any type. The county says you may purchase a form at an office supply store or from many online sources.

What should I check before submitting a deed?

Check the deed's condition, its required information and the instructions and payment that go with it. Larimer County's Prevent Document Rejection checklist calls for these checks:

  • The document should be legible and in good condition. Illegible documents will be marked with a clerk's note and recorded as received.
  • The deed must contain a valid, complete grantee address. That address determines where tax statements are mailed after a property is sold.
  • Larimer County says C.R.S. 30-10-406 (3)(a) requires a top margin of at least one inch and left, right and bottom margins of at least ½ inch. The recorder may refuse documents that do not meet those standards.
  • Embossed notary seals should be darkened or inked so they show in the document image. Make sure they are visible before recordation.
  • Send documents in the requested recording order, with instructions identifying each document and its number of pages. Staples or paper clips can show which pages belong to one document.
  • Clearly mark a complete, accurate return address on the front page. Documents will be returned in 2-4 weeks. A return envelope is not required but is appreciated.
  • Make checks payable to Larimer County Clerk. Checks payable to the wrong party, along with attached documents, will be rejected and returned.
  • Make sure checks are signed and not stale-dated. Unsigned or stale-dated checks, along with attached documents, will be rejected and returned.

How can I submit a beneficiary deed for recording?

You may hand-carry a signed, fully executed document to the Recording Department at 200 West Oak Street, 1st floor, Fort Collins. The office is open Monday through Friday, 8am to 5pm, excluding holidays. The county posts submission instructions. The recording office also provides notary services for $10 per document.

To submit by mail, send the original, signed and notarized document to Larimer County Clerk and Recorder, Attn: Recording Department, PO Box 1280, Fort Collins, CO 80522. Include payment by check or money order payable to Larimer County Clerk. After recording, documents submitted by mail will be mailed back in 1-2 weeks.

What does it cost to record a deed?
