Mazur land division, rezoning and septic appeal approved

The Larimer County Board of County Commissioners approved the Mazur Planned Land Division, rezoning from RR2 Rural Residential to PD – Planned Development, and an appeal to Article 4.3.5.A.2.a as part of the consent agenda. The application proposes two lots on the 46-acre property: a 3-acre residential lot in the southeast corner and an agricultural lot shown as 43.066 acres on the preliminary plat. The PD zoning would reflect the densities and land uses allowed under the existing zoning and would take effect upon recordation of the final plat. The appeal concerns the county code’s general requirement that on-site wastewater systems be outside growth management areas and wastewater service areas; the proposed lots would use on-lot septic systems and Little Thompson Water District water. The plat would dedicate 10 additional feet of right-of-way along County Road 14 toward the 80-foot width called for by Berthoud’s transportation plan; no new roads are proposed.
