County approves land division, zoning and septic appeal

The county approved a one-lot planned land division for a vacant 24-acre parcel south of County Road 16, a rezoning from RR2 Rural Residential to Planned Development, and an appeal to its on-site wastewater rule. The rezoning takes effect upon recordation of the final plat. The parcel is within Loveland’s Growth Management Area and sanitation district, where county code requires on-site wastewater systems to be outside those areas; the applicant must apply to the Department of Health and Environment for a septic permit. The proposed lot would use an on-lot septic system and water from Little Thompson Water District, which provided a commitment letter. The nearest city service main is not within 400 feet.
