The Estes Park Town Board heard a request to combine two Fall River Estates lots; staff said board approval is required because the plat would vacate an easement between them.

The properties include a single-family house on a 1.2-acre parcel and an adjoining undeveloped 1.5-acre parcel under unified ownership, staff said. The owners want to combine the two lots into a single 2.7-acre parcel, staff said. The properties are accessed off Fall River Court and also abut Fall River Drive, but are not accessible from it because of topography, staff said.

Staff said the proposal would vacate a 20-foot-wide easement and that all service providers had reviewed the proposal and had no objections. The applicant’s representative said the proposal would dissolve the utility easement running down the center of the lots. “Easement still will exist around the entire property,” the representative said. The representative said that, to their knowledge, there are no utilities in the easement.

Staff said the lots meet minimum standards for size, width and density and that the proposal is consistent with the comprehensive plan. Staff said steep slopes are identified as a geologic hazard area, but because no development is proposed, the slopes and wildfire hazards are not really relevant to the application. Staff said no financial or resource impact was expected. Staff recommended that the board approve the amended subdivision plat. Mayor Gary Hall said no one came forward to make public comment at the hearing.
