Larimer County plans exchange involving 41-acre Chimney Hollow parcel
The county says the exchange would prevent a homesite in the open space’s viewshed while placing the narrow parcel under a conservation easement. Public access facilities remain paused pending Northern Water’s uranium findings and mitigation plan.
Larimer County said it plans to acquire a 41-acre private parcel within Chimney Hollow Open Space from an adjacent landowner and sell a 197-acre parcel, known as the “tail,” to the same landowner. The 197-acre parcel would be subject to a conservation easement, and the release describes the exchange as an upcoming transaction.
The 41-acre inholding is surrounded by the open space at the southern end of the county. The county said the acquisition would prevent development of a homesite in the open space’s viewshed. It said transferring the 197-acre parcel to Oxbow Land, LLC, would place that portion under a conservation easement and avoid management challenges associated with the long, narrow parcel.
“We are pleased to have been able to work with our neighbor to secure the inholding at Chimney Hollow Open Space and perpetually conserve the southern portion of the property,” Daylan Figgs, director of the county’s Natural Resources Department, said, describing the county’s rationale for the transaction.
Larimer County acquired the 1,847-acre open space in 2004. Public access facilities remain paused pending Northern Water’s uranium findings and mitigation recommendation and plan.
