178,000 Larimer County Tax Notices Arriving Next Week
Larimer County will send more than 178,000 property tax notices next week, but homeowners looking for a simple countywide tax-bill change will be disappointed. You'll need to examine your individual bill to see what you owe.
About 5,968 notices will be emailed to those who have signed up for electronic delivery. Nearly 97,515 will arrive as full-page statements with payment coupons; the rest are postcards sent to properties with escrow-paid taxes or tax-exempt status. Postcards reduce paper costs for the county.
Taxes can be paid in full by April 30 or in two equal installments: first half due February 28, second half due June 15. Pay online at www.larimer.gov/treasurer (e-checks free; cards include a fee), by mail to P.O. Box 2336, Fort Collins, CO 80522, at the 24-hour drop box, or in person at 200 West Oak Street, 8 a.m.–4:30 p.m.
"As you review your property tax statement, know that while you pay your taxes to the Treasurer's Office, the Treasurer is tasked with disbursing the funds to the various taxing authorities associated with your property," according to Larimer County.
Larimer County has not released a countywide average tax-bill increase for 2025–2026. Individual bills depend on two things: your property's assessed value and the tax rates (mill levies) set by each taxing authority serving your property.
"The level of taxation is determined by taxing authorities, not the Assessor," according to Larimer County. This means that even if a property's assessed value remains stable, changes in mill levies by any taxing district serving that property can increase or decrease the final bill.
The Assessor reappraised all real property using 24 months of residential sales data, July 1, 2022–June 30, 2024. "All real property in Colorado is reappraised on a two-year cycle, in odd-numbered years. All sales are trended to the end of the data collection period," the assessor's office stated. This means property values reflect recent sales activity, adjusted to a single date—June 30, 2024.
